A New Home with Amazing Offerings!

2015 was an incredible year on so many levels. With 2016 comes a renewed sense of optimism and a desire to take my client services to the next level. To that end, I have joined forces with the most progressive real estate brokerage in America, Keller Williams Realty. The energy here is almost tangible and I look forward to bringing KW’s vast tool chest to my existing clients as well as your friends, family and work colleagues in 2016.

One of these great tools is the Keller Williams app. It’s super-easy to use and it will allow you to get the latest real estate info not only from the Bay Area, but nationally. It’s really cool and it’s FREE!

2015 San Mateo County Sales Data

2015 market data is now available. The quick take-aways are:

  • Average days on market for condos (versus 2014): 35
  • One year change in median price for condos: 14.66%
  • Average days on market for single-family homes: 25
  • One year change in median price for single-family homes: 19.05%

As positive as the overall 2015 numbers looked, in speaking with other top real estate professionals, Q4 2015 saw a slowdown in activity. There were more price reductions in Q4 2015 versus Q1-Q3 2015. The overall sense is that we may be at the top of the bell curve pricewise. There were also many high-tech layoffs in Q4 2015 and in recent weeks (see “The Economy” below), which may have contributed to an overall flattening of the marketplace.

While we’ve seen unprecedented property value increases in the past 4-5 years, home owners that have been on the sideline waiting for the right time to sell should seriously consider it soon. Super Bowl Sunday typically signals the start of the busiest time of year for home sales. Don’t get caught on the down side of the bell curve.

Testamonialville – February 2016

We recently sold our home in San Carlos and Dino Virella was our agent. The property was in our family for close to 50 years and Dino showed tremendous empathy throughout what was sometimes an emotional process.

When we first sat down with him, Dino was very patient and clear with us about the sales process, making us feel very comfortable with what was about to take place. Once the listing agreement was signed, he immediately took charge of the project, managing and advising our de-cluttering process and ordering a couple of Junk King pick-ups. He also managed all contractors and inspectors during the property preparation stages, and even managed dispatching a plumber in record time when a leak was discovered during the inspection. When Dino says he’s a “concierge-level” real estate agent, it’s not an exaggeration.

To complicate things, all of this took place just before the Thanksgiving Day holiday and we were moving in stages some 3.5 hours away. The fact that we weren’t always around to manage things didn’t matter. Dino was unflappable, remaining cool, calm and collected throughout. He took the whole process (and a few various curveballs) in and executed beautifully.

At the end of the day, his pricing strategy was spot-on and we sold the property for over asking price, which as Dino likes to say “is the most important piece of the puzzle”. Due to our total satisfaction with the level of his service, we carry Dino’s business cards around and hand them to friends and family often. We cannot recommend him and his methodology enough!

The Economy… Things Are Not So Rosey?

The Last Word

Thanks to my loyal clients, 2015 was my best year ever, far exceeding my wildest wishes. That being said, I’m never satisfied with the level of service I am able to provide. It is with great anticipation that I will be able bring the amazing tools available at Keller Williams Realty to my current clients as well as future clients, helping them build their real estate portfolios and overall wealth.

One of my clients asked me last week, “So what’s the KW difference?” to which I answered, “Think Uber, versus a traditional taxicab”. Yes, there is a difference; a new and better way to buy and sell real estate!

One of my 2016 resolutions is to contribute a significant portion of every closed escrow to a local school district.

Please tell your friends, family and colleagues about my concierge-level service. You’ll always have my commitment to exceed expectations.

If you read the testimonials on my website, you’ll see that I’m batting 1000% so far. To those who have contributed to this page, THANK YOU and I look forward to being your real estate agent for life.

To those who haven’t contributed just yet, I welcome the challenge of earning your business and long-term loyalty!

Till next time… have a Happy Valentines Day!
