SINGLE FAMILY HOMES (SFR)

Generally speaking, April 2016 saw a continuance of the market shift we saw in Q4 2015 and Q1 2016. The following is a comparison of April 2015 vs. April 2016:

  • New Listings were down at – 2.4%
  • Pending Sales were down – 8.0%
  • Sold listings were down – 9.2%
  • Days on Market were up over a month at + 39.1%
  • Inventory moved upwards up + 9.7%
  • Properties that sold for over list price were down – 8.0%
  • Percentage of List Price Received also down at – 2.6%
  • Months of Supply moved upwards up over two months Up + 16.7%

CONDO/TIC/COOP

  • New Listings were down at –10.2%
  • Pending Sales were down –14.6%
  • Sold listings were down – 25.3%
  • Days on Market were up over a month at + 22.6%
  • Inventory moved upwards + 22.8%
  • Properties that sold for over list price were down – 14.5%
  • Percentage of List Price Received also down at – 3.7%
  • Months of Supply moved upwardsover two and a half months Up + 36.8%

Buyers have a bit more leverage and sellers need to carefully think about their pricing strategies. What worked a year ago, won’t work today.
